This is a four-story apartment building in Seoul, Korea. The client requested us to design an apartment building with the following program; art gallery that also serves as elevator lobby is to be located on the first floor; a total of seven apartment units for rent are to be provided on the second and the third floors; and the top floor is to be allocated for the residence of the client's family.

ソウル市内に建つ4階建ての集合住宅である。 最上階はクライアント一家のための住居、1階には最上階直通のエレベーターホールを兼ねたギャラリーと住民のための駐車場、中間の2階と3階には全7戸の分譲住宅が求められた。

Originally this area had been a low-rise and low-density residential district, however in recent years it has gained popularity due to easy access to city center by subway. Recently existing houses have gradually been replaced by mid-rise apartment buildings due to increased demand for housing. Our site is located adjacent to relatively new four-story apartment buildings, one on the east side, and another one across from the street on the south side. On the west side five two-story houses stand in a row, but they would possibly be replaced by mid-rise apartment buildings in the near future.

このエリアは地下鉄による都心部へのアクセスに優れ、近年人気が高まっているため、従来はゆったりとした低層の戸建住宅が多かったが、居住用物件の需要増によって徐々に中層集合住宅に建て替わる傾向にある。現に敷地の東隣や道路を挟んだ南側には比較的新しい4階建ての集合住宅が建ち、西隣から5軒は連続して2階建ての戸建住宅が並んでいるものの、それらも近い将来に中層の建物に建て替わる可能性は否定できない。

The site is long in south-north direction, therefore if the building would be built according to the maximum outlines along the site borders, it would be sandwiched between mid-rise apartment buildings on the east and the west side. Therefore most housing units, except for apartments facing the street, would not have good living environments.

計画敷地は南北に長く、建物を敷地いっぱいに建てた場合、周囲を中層の建物に挟まれてしまうと、道路向き以外の住戸は快適な環境を得にくい状況と考えられた。また、依然として低層住宅が多く建つ現状のまち並みは、無機質な都市的景観とは異なる生活感溢れる人間的な風景であり、その居心地のよい感覚は中層の建物に建て替わる際にも継承すべきであると思った。

In addition, there are still many low-rise houses around the neighborhood where a down-to-earth and lively atmosphere of everyday lives still exists along the streets in contrast to the artificial urban streetscape of the city. Such cozy atmosphere of the neighborhood should be succeeded when existing houses are replaced by new mid-rise housings.

Our design primarily focuses on common corridors and stairs, which are usually not considered as important design elements in conventional apartment housings in Korea, and transform them into public space where spontaneous activities of the residents will be generated. We hope to create a lively public space where the eight families (including the client's) in this building are able to share the joy of "living under the same roof".

第一に考えたのは、従来の韓国の集合住宅ではデザインの対象として扱われにくい共用の廊下や階段を、住民のための日常的な公共空間として積極的に活用することである。クライアント一家を含め8家族がこの場所で暮らすことになるが、複数の家族がひとつの建物に集まって暮らす喜びを感じられるような豊かな外部空間を実現したいと考えた。また、西隣の建物が建て替わったとしても、全ての住戸が快適な環境を維持できるように配慮する必要もあった。

We also focus on providing equally comfortable living environments to all housing units that will not be affected by possible transformation of low-rise houses into mid-rise apartment buildings on the west side in the near future.

The key element for achieving our design goals is the concaved exterior void space wrapped in the characteristic curved wall. The curved void gets wider towards the center of the building. The exterior stairs starts from the west side, insert into the void and connects to the second floor, then continuously wraps along the curved wall to reach the third floor.

これらを実現するために、建物西側の階段を1階から2階へ上がると奥に進むほど建物の中心に向かって広がる外部空間を設けた。そこから3階へと分け入るように上っていく階段をつくり、さらに生成されたボリュームに沿って4階、屋上へと階段と廊下と巻き付けることで、道路から各階を経て屋上まで続くひとつながりの屋外空間が生まれた。

From there the stairs continues to the forth floor and the rooftop. Here the smooth and dynamic sequence of exterior public space is created, connecting from the street all the way to the rooftop.

2階の外部空間は共用廊下でありながら、廊下というよりも広場のような空間となっている。この広場に面して6戸の住戸の玄関がある。そのうち5戸は2階と3階の空間を利用するメゾネット形式の住戸とし、広場の採用と断面構成の工夫によって、道路側に面しない住戸も周囲の建物と十分な離隔を確保し、快適な環境を実現している。

The exterior corridor on the second floor serves as open space surrounded by six apartment unit entrances. Five of the apartment units are duplex types occupying the second and the third floors. The apartment units, which are not facing the street, will have enough equally comfortable living environment and also keep enough distance from the surrounding buildings, due to adaptation of open space and duplex sectional ideas.

The client's residence on the top floor is composed of dining room on the south, private functions including bedrooms and bathroom on the north and flowing space facing the open space serving as living room/gallery in the intermediate zone. In order to utilize the curved wall, all exterior and interior walls are attached perpendicular to the curve to maximize the effective use of space including furniture layout etc.

最上階のクライアント住戸は、南側にダイニングルーム、北側に個室や水回りなどのプライベートな空間を集め、その間のちょうど広場に面した部分をギャラリーとしても機能する流動的なリビング空間としている。広場に面する外壁は曲面となっているが、外壁とその他の壁は必ず直交させることで家具などが配置しやすくなるように配慮している。

曲面の壁に半ば囲まれた広場は、集合住宅特有の合理的で無機質な雰囲気とは異なる親密な空気を感じさせる。その親密さを建物の中や敷地の外、つまり住戸内やまちに対しても拡張させたいと考えた。この居心地の良いまちが同じような建物で埋め尽くされる前に、韓国における中層集合住宅のつくり方の可能性を表現したかった。

Our ambition for this project to present new design possibilities of mid-rise apartment buildings in Korea, before this comfortable neighborhood would be filled with apartment buildings with the same conventional design in the near future.
